An exciting, physical presence at the street level in the extremely active area of downtown Toronto was a key consideration for both projects. In both buildings, most of the ground floor is dedicated to staff, where they can mingle and meet informally to discuss projects at the café or surrounding office niches.
To make 172 John St. accessible and create a more dramatic entry, part of the main floor structure was removed and rebuilt at the street level, producing a lofty lobby space.
